Service scope

What construction management includes

Construction management connects planning, design, procurement and site execution. TCA provides the practical coordination and project controls needed to keep those responsibilities visible as the work advances.

  • Pre-construction planning

Project requirements, responsibilities, existing conditions and early delivery priorities.
  • Cost planning and reporting

Estimates, budget updates, cost options and reporting as the scope develops.
  • Design and constructability coordination

Design reviews, technical interfaces and practical input on how the work will be built.
  • Procurement and trade packages

Trade scopes, bid coordination, vendor requirements and long-lead purchasing decisions.
  • Schedule and project controls

Milestones, approvals, procurement dates, trade sequencing and progress reporting.
  • Construction oversight and turnover

Site coordination, quality reviews, deficiencies, documentation and final handover.

Client perspective

Been working with TCA for years. Very conscientious team. I have had them on some very complicated projects with complete success. I recommend them and will continue to use them.

Our approach

Project delivery in four steps

TCA establishes the project controls, reporting rhythm and coordination responsibilities appropriate to the work. Cost and schedule information is reviewed as the design, procurement and site conditions develop.

  1. Define requirements and responsibilities

Review the project objectives, available design information, existing conditions and the responsibilities assigned to each party.

  2. Coordinate design, cost and procurement

Develop the budget, schedule and procurement plan while tracking design decisions, trade scopes and lead times.

  3. Manage construction, decisions and change

Coordinate site activity, progress information, quality reviews and the documented cost or schedule effects of changes.

  4. Complete closeout and turnover

Coordinate inspections, deficiencies, project records and the requirements for handover to the owner.
